Commercial and industrial land availability is expanding in Perth’s South Eastern Corridor

 The shortage in supply of industrial land in Perth’s South Eastern corridor is being rectified.

 The shortage is being overcome by the development of a number of private industrial estates by Landcorp and other private developers, along with broad planning implementation to assist bringing new commercial and industrial land to market.

Several rezoning projects are also already underway to help pave the way for future industrial land development.

With a forecast demand of 1,397 hectares for industrial sites by 2031, the South East Metropolitan sub region including, portions of Canning, Gosnells, Armadale and the Shire of Serpentine.  Jarrahdale will have a predicted surplus of 194 hectares of industrial land by then, according to State Government planning predictions.

Additional infrastructure will be required to service the South Eastern Corridor region’s growing population and its industrial needs.

Provision is being made to increase traffic volume capacity on Armadale Road and Tonkin Highway, including the connection with the South Western Highway near Mundijong and upgrades to the Armadale Road intersections with a new flyover bridge at the Cockburn Central Hub at the Kwinana Freeway, which is flagged for future construction.

Industrial parks in this locality will then be easily accessible to Bibra Lake, Jandakot, O’Connor, Fremantle and more southern Latitude 32 Industrial Precincts, including Naval Base, Rockingham Kwinana and Henderson as well as to the South-West and Great Southern Regions of W.A. and across and northward to the industrial areas of Welshpool and Kewdale and on to the Northern suburbs and northern Gateway.

City of Armadale:

The City of Armadale’s industrial areas include; the Forrestdale Business Park, the Kelmscott Industrial Area, the South Armadale Industrial Area and the South Forrestdale-Rowley Road Industrial Precinct.


Forrestdale Business Park

Forrestdale Business Park is currently home to over 60 businesses offering ample opportunity for businesses to move in and take advantage of a range of serviced commercial, general and light industrial lots, with a variety of flexible sizes on offer.

It’s a relatively new industrial area, with land first becoming available in 2007. Demand for recent lots in the Landcorp Crossroads development has been strong, with Stage 1 of that development selling out within two weeks of going on the market.

Landcorp’s Crossroads development is particularly well located with direct links to the Tonkin Highway and frontage to Ranford Road. It’s also easily accessible from Roe Highway, Armadale Road, the Kwinana Freeway, Perth and Jandakot Airports and Fremantle Port.

South Forrestdale Strategic Planning – Rowley Road Industrial Precinct

Currently under planning development, the Rowley Road Industrial Precinct’s 354 hectares have been identified by the WA Planning Commission as one of the South Metropolitan area’s key light industrial expansion zones.

It will offer excellent East-West freight network connections to the proposed new Latitude 32 Trade Coast, the proposed new Outer Harbour, Western Trade Coast and Kewdale intermodal transfer facilities.

“The proposed industrial area will accommodate non-heavy industrial businesses such as vehicle and equipment servicing and repair, food and furniture manufacturing as well as warehouse, showroom and other complementary uses,” said Armadale Mayor Henry Zelones.

Kelmscott Industrial Area

The 70 Hectare Kelmscott Industrial Area is a well-established mixed-use industrial area currently dominated by service industries, including vehicle mechanics and tyre fitting.

It’s a well-established industrial area offering good retail, commercial and industrial opportunities.

A number of large sites are available for redevelopment that would be suitable for complexes featuring industrial facilities with a warehouse and showroom.

South Armadale Industrial Area

The well-established South Armadale Industrial Area dates back to the early 1970s, with a great deal of infill development and redevelopment of existing sites having taken place recently. It is in the process of in-fill development with attractive new buildings, upgraded older ones and improved landscaping being completed.

Its 81 hectares are well located on the South Western Highway while also offering ready access to the Armadale railway line and the Tonkin and Albany Highways, although typical of older areas it suffers from servicing capacity issues.

 The City of Canning & Town of Victoria Park


 East Victoria Park, Welshpool, Bentley, Cannington & Beckenham

East Victoria Park, Bentley, Cannington, Beckenham and the Southern Part of Welshpool represent the inner commercial and industrial hub of the South Eastern Corridor. Being older areas land is predominantly developed although some vacant blocks do exist.

Generally, development in these areas will involve redeveloping or value adding to a property by removing or adding to existing structures.

Canning Vale Industrial Area

The Canning Vale Industrial Area traces its origins back to 1972. Some 13 kilometres  south of the Perth Central Business District, this well located and sought-after area is close to Roe Highway to the north as well as Ranford Road and Nicholson Roads linking them to the Albany Highway, Leach Highway and the Kwinana Freeway.

The opening of the Swan Brewery in 1978 marked a period of industrial expansion in the area and the recent sale of the 35-Hectare Swan Brewery Industrial Estate is one of the most eagerly anticipated industrial land releases in recent years.

Its proximity to Leach Highway and High Road provide good transport access to major thoroughfares. It is home to a wide range of showrooms and service businesses.

The City of Cockburn


Jandakot Industrial Area

The Jandakot Industrial area (Solomon Road Industrial Area) to the east of the Kwinana Freeway and north of Armadale Road enjoys good proximity to the Perth CBD, which is 21 kilometres away. It’s a well-located area, close to the Jandakot airport and just 9.5 kilometres from Canning Vale.

The City of Cockburn has zoned it a “Light Industrial and Service Industry” area and there is considerable scope for growth, with significant undeveloped land in the west of the precinct adjoining the Cockburn Central Train Station.

The Solomon Road Structure Plan provides land use and urban form guidance to landowners interested in developing the area.

City of Gosnells

Maddington & Kenwick Industrial Areas

The Maddington Industrial Area is located 17 kilometres south east of Perth and is easily accessible by Albany Highway and Tonkin Highway.

It dates back to the 1960s, when a racecourse was redeveloped into an industrial estate.

Detailed planning is also underway for a Maddington/Kenwick Strategic Employment Area which will develop future industrial land in three main precincts.

Planning and environmental studies have been completed and a comprehensive transport study for the entire area is being prepared.


Shire of Serpentine Jarrahdale


Proposed Mundijong Industrial Area

The Shire of Serpentine Jarrahdale is looking to develop a light industrial area of 474Hectares in Mundijong.

It will be bounded by Mundijong Road to the south, Tonkin Highway to the east, Bishop Rd to the north and Kargotich Road to the west.

The area is expected to accommodate demand for industrial land by 2030 and benefits from a high level of strategic support in state and local planning strategies with 880 lots becoming available.

There is also room for expanding the area to meet increased demand.

West Mundijong was identified as a possible future industrial area in the State Government’s ‘Directions 2031’ planning document. It has been earmarked for a potential future intermodal freight terminal, making it a strategically important industrial site.

The Shire of Serpentine Jarrahdale is currently exploring opportunities, furthering planning work and talking to existing landowners.


Byford Industrial Area

The Byford Industrial Area is a small established industrial precinct situated at the corner of the South Western Highway and Nettleton Road within the Shire of Serpentine Jarrahdale.

It is relatively accessible by road to Perth’s road network with the Armadale town centre 9 kilometres away and the Tonkin Highway 7 kilometres away.

It comprises 38 lots ranging in size from approximately 1,000 Square Meters to 4000 Square Meters.

Its zoning is ‘light industry’ under the Byford Town ‘Site Detailed Area Plan’.

A range of warehouses and other commercial facilities are available for purchase.
